- Hi,

- Some 45 years ago I started
investing in rental property. During that time I have learned
that it takes more than just finding tenants and collecting rent.
In addition to learning how to deal with strangers (who I would
be accepting as tenant), I would also be working with contractors,
handyman, real estate agents and property managers to mention
a few.

- I also became familiar
with the IRS. Every tax payers dream. Over the years, they invited
me for an audit 3 times to explain my rental property deductions.
I'm happy to report that each audit ended with "Taxes filed
are accepted as submitted." I guess the H & R Block
tax classes did help me better understand tax laws that apply
to Rental Property. I also learned that if you are ever audited
you don't want the IRS to find any errors, even if it's in your
favor. An error is an error! If the IRS rules in your favor this
time, they may want to do another audit very soon hoping to rule
in their favor. In other words, "as submitted" means
there were no errors and that's in your favor and hopefully no
more audits for awhile.

- Having been audited several
times, I've come to appreciate the importance of keeping good
records. In the beginning I kept all my income and expenses on
a spreadsheet. Nothing fancy. Spreadsheets worked fine for many
years. Eventually, I invested in a computer and started keeping
records on an accounting program name MYOB (Minding Your Own
Business)- gotta love the name!

- I've tried other accounting
software but found them to have a large learning curve and came
with a lot of stuff that I wasn’t interested in - pie charts,
graphs, pre-designed forms, etc. besides, regulations change
all the time making most forms obsolete. All I wanted was a simple
and easy method to track my properties, tenants, income and expenses.

- A few years ago I realized
that I needed to find a program that was easy to use and something
my Wife could use without having to spend hours trying to understand
how it worked. Searching the Internet found programs that either
could be installed on my computer or what is now called iCloud.
The later requires a setup fee and a monthly cost which varies
depending on the number of properties you were managing. I especially
didn't like the idea of storing my Rental Business somewhere
in space on someone else's server (hard drive). The other programs
for installing on your computer offered everything from contracts,
Tenant letters, pie charts, banking, etc.

- As mentioned earlier,
all I needed was a program that helped me keep track of my property,
tenants, income, and expenses. The program should also create
reports for my taxes with ease. And finally, the program needed
to be easy enough for my wife and children to understand if anything
happened to me.

- Surprise! No such software
program existed. This left me with the only option available.
Create your own program! Why not? I’ve been creating databases
for the last 14 years. So I did. My wife is happy and feels secure.
I feel confident that if anything happens to me, tax time will
not be a stressful time. Also,it should keep my Tax Preparer
fee to a minimum.
